The numbered parcels in the drawing above are still available for lease by the Sawmill Cove Board. The parcel sizes may be shifted, changed or combined to meet your needs. The Administration Building has office spaces which are also available for lease. The Stores Building is the only other parcel available with an existing structure. Multipurpose Dock and Dock Support Area

These parcels have been set aside for a multipurpose dock with a high load capacity for freight and cargo as well as having sufficient length to berth a cruise ship or bulk water carrier. A portion of Parcel 1 and the entire Parcel 1A are intended as dock support areas, freight movement, loading and unloading of passengers. The raw water pipeline terminus is located on Parcel 1. The Board has set aside a common area for dock support across from Parcel 1.

Marine Industries

These parcels have been identified as possible areas for developing a marine vessel haul out facility. A a 150-ton boat lift, marine rail ways, and barge landing site are also being considered. A 90-foot wide waterfront access easement has been set aside for these uses.

Stores Building

This building is ideally suited for medium to heavy manufacturing, which could include metal fabrication, assembly and machining. The building served as the maintenance and stores building for the pulp mill. The building is divided into two main sections each with 20' X 20' bay spacing: Section 1 is the former shop area, with overhead traveling bridge cranes on every bay ranging from 5 to 10-ton capacity. This section is 14,573 square feet with ceilings ranging from 16' to 30'. Section 2 is 24,375 square feet on three levels: First floor is 13,463 sq. ft with 16' ceilings; Mezzanine level is 1,000 sq. ft. with 8' ceilings and; Second floor is 9,912 sq.ft. with 10' ceilings. Levels one and two have immediate access to the outside for both freight and personnel movement.

Administration Building
5This is a 32,000 square foot building which has undergone a $1 million renovation that included exterior siding and windows as well as roof replacement, bathrooms, and creation of two new ADA accessible entry ways. Office spaces of various sizes are available for long-term lease.
Currently, five tenants are occupying spaces within this building. Theobroma Chocolate (3,756 square feet) and City and Borough of Sitka Municipal Records Center (1,530 square feet) are located on the second floor while Sitka Bike and Hike, the Sitka Police Department, and Sitka Historical Society are leasing storage spaces in the first floor area.
